You’ll Never Have All the Answers—And That’s Okay.

Waiting until you feel 100% certain about buying or selling a home usually means waiting forever. The goal isn’t perfect certainty—it’s making a well-informed decision with confidence.

One of the most common things I hear from buyers and sellers is this:

“We just want to be sure we’re making the right decision.”

It’s a completely reasonable goal.

The problem is that many people quietly redefine that goal without realizing it.

Instead of wanting confidence, they begin chasing certainty.

And those are two very different things.

Certainty means knowing exactly what will happen.

Confidence means trusting that you’ve thought things through, weighed the trade-offs, and can move forward even though the future is unknown.

Real estate has a way of exposing that difference.

No one knows exactly what interest rates will do next year.

No one knows which neighbourhood will outperform every other.

No one knows whether the home you pass on today will still seem like the right decision five years from now.

If someone tells you they do, they’re guessing.

The reality is that every important decision in life is made with incomplete information.

Choosing a career.

Getting married.

Starting a family.

Launching a business.

Moving to a new city.

Buying a home belongs on that list.

You gather the best information available.

You ask good questions.

You seek advice from people you trust.

Then, eventually, you decide.

Waiting for every unknown to disappear usually doesn’t reduce risk.

It simply delays the decision.

I’ve seen buyers spend years trying to time the perfect market.

I’ve seen sellers wait for one last increase in value.

Sometimes it works.

Often it doesn’t.

More importantly, those decisions are usually driven by the hope that uncertainty will eventually disappear.

It won’t.

The market will always change.

The economy will always shift.

Life will continue to surprise you.

The goal isn’t to eliminate uncertainty.

The goal is to make decisions that still make sense even if the future doesn’t unfold exactly as you expected.

That’s why I spend less time trying to predict the future and more time helping clients prepare for it.

We explore different scenarios.

We talk about what happens if interest rates move.

We discuss what life might look like in five years instead of five months.

We make sure the decision works across a range of possible futures, not just the one we hope for.

That’s where real confidence comes from.

Not from knowing everything.

From knowing you’ve asked the right questions.

Because confidence isn’t the absence of uncertainty.

It’s the ability to move forward despite it.

And in my experience, that’s how almost every great real estate decision gets made.
